Since 1999, our engineering division, K. H. Davis Consulting Ltd (Architectural Home Designers and Consulting Structural Engineers) has been providing Structural Engineering Design, Home Design, and Project Management Services on all types of buildings for Architects, Contractors, and Private Clients. While our emphasis has historically been the "design" of residential renovation projects, we are now transitioning our focus towards that of a comprehensive design and construction solutions firm. We have experienced a huge demand for our Project Management services over the past few years, and in 2005, we decided to form KHD Engineering Construction to serve our structural design clients. KHD Engineering Construction Ltd was formally incorporated in 2005 and we currently maintain a full time staff of 2 carpenters, 1 mason, and 1 part-time general laborer. Our staff are supervised by a Construction Project Coordinator who is trained as a civil / structural engineer. As it typical for almost all General Contractors, we sub-contract portions of our construction work to sub-trade specialists when we don't have in-house skills to execute certain parts of a project (such as stucco work, electrical work, kitchen cabinet installations, tile work, etc.) and in these circumstances, our task is to serve as a Project Manager to ensure that these sub-contracts are executed in accordance with the project's design intent. When we utilize sub-contract services, we typically mark-up their costs by about 20%, and this cost is fully disclosed and passed on to our customer for payment. We only provide fixed-price quotations on construction work which is actually executed by our own full time staff. The other benefit is that your project will be supervised by a Consulting Engineering Firm that specializes in the design and construction of single family homes. This does not rule-out the do-it-yourself Contractor as one of our Clients. Rather, we are regularly asked to carry out all of the structural related work on a home renovation project so that our client can act as their own Contractor for all of the non-structural finishing work. It is the finishing work which is generally more easily carried out by a homeowner or a small neighborhood Contractor. In this regard, may General Contractors prefer NOT to do the heavy structural components of home renovation projects, and like the fact that they can come to k. h. Davis Consulting Ltd for the structural engineering of the new beams for a project AND have us actually install those beams (under KHD Engineering Construction Ltd K. H. Davis Consulting Ltd can take care of all of the Engineering, Design, Permitting, and Construction Supervision aspects of your work, while KHD Engineering Construction Ltd can act as your Builder. Regardless of the scope of work that you require, one Project Manager takes care of all of your design and construction needs, and serves as the single point-person responsible for the execution of your project. Since we are Professional Engineers, we are careful to avoid any perceived conflict of interest between the "construction" part of our work, and the "construction supervision" part of our work. We recognize that our role as a home design consultant or as a structural engineering consultant must never be compromised by the financial pressures of the contracting business; and it is for this reason that we have two, independent (but related) companies involved in all of our design-build projects. We always invite our design clients to obtain competitive quotations from other construction companies for the work that we design, and we are happy to provide our clients with "just design", or "just construction" services on their projects. |
